These terms are published as an example on a demonstration site. They bind no one: Kaz Lanmè is a fictional cottage.
Purpose
These terms govern the seasonal furnished rental of Kaz Lanmè, in Les Anses-d’Arlet (97217), registered under number 97217 0000 0000.
The whole property is let, for a maximum of 4 guests, as temporary accommodation.
Booking
Any request made through this site is non-binding. A booking becomes firm once the signed agreement is returned and the deposit paid, within seven days of the agreement being sent.
After that period, the dates are released for sale again.
Rates and payment
Rates are for the whole cottage, cleaning included. Tourist tax is added and collected on site.
A deposit of 25% is paid on booking, the balance 30 days before arrival.
Payment methods: Bank transfer or card.
Security deposit
A security deposit of €400 is provided no later than the day of arrival. It is not cashed if no damage is found and is released within seven days of departure.
Cancellation
More than 45 days before arrival: the deposit is refunded in full.
Between 45 and 30 days: the deposit is retained by the owner.
Less than 30 days before arrival, or no-show: the full price remains payable. The owner will try to re-let and refunds any nights actually re-let.
If the owner cancels, all sums paid are refunded within fifteen days.
Use of the property
The number of occupants may not exceed 4, unless agreed in writing beforehand.
Subletting, parties and events are prohibited. The property is non-smoking; smoking is permitted on the terrace and in the garden. Pets are not admitted.
Check-in is from 16:00 and check-out before 10:00.
Insurance and disputes
The tenant must hold holiday rental insurance (fire, water damage, theft) and personal liability cover.
Any complaint must be sent in writing to bonjour@kaz-lanme.example.com within thirty days of the end of the stay. Failing an amicable settlement, a consumer mediator may be appointed. The agreement is governed by French law.
